Case Study: Tackling a Specialized Retail Renovation
When a popular 29,500 square foot retail space in Lake Zurich, IL. needed help completing a complex retail renovation, they turned to Thomas Meyer Renovations and got more than just a finished space. They got a thoughtful partner, a problem solver, and someone who stepped in at the perfect time.
The Back Story: When The Relationship Began
His professionalism, attention to detail, and honest communication throughout that home renovation made a lasting impression.
It wasn’t long before the client brought Tom back to tackle a renovation to the break room in a smaller commercial property they owned. Once again, Tom delivered and earned not only the client’s trust, but also their loyalty. So when the retail business continued to grow and the client moved into a larger space, there was no question who they would call.
Initially, the client only wanted to update the break room in the new space, similar to what Tom had done in the former space. However, after hearing Tom’s expert suggestions, the client quickly expanded the scope and handed him the reins to complete an entire retail space renovation. The client’s decision is a testament to the exceptional work and results that Thomas Meyer Renovations brings to both residential and commercial projects. When clients are ready for their next renovation, they come back to Tom…because they know he delivers.
The Initial Outreach
The owners of the commercial unit had already begun a new construction build for their expansive 29,500-square-foot retail space. In this particular renovation, the plumbing and electrical had been completed, and some of the finish materials had already been ordered (including flooring, slat walls, cabinets, and countertops). The office spaces were set, but the retail portion of the space needed some work. That’s when the customer reached out to a General Contractor that she knew already could get the job done… Tom Meyer of Thomas Meyer Renovations.
Is This a Fit?
Before taking on any commercial renovation, Tom approaches each potential project with intentionality. After listening closely to the customer’s goals and expectations, Tom carefully evaluated whether this was a project he could take on…not just from a construction perspective, but in terms of the vision and level of detail the client had in mind.
Once Tom determined it was the right fit, he moved forward.
Planning the Project
Tom scheduled an initial collaborative meeting between himself, the customer, and the architect. Together, they reviewed what was already done and where things stood, then mapped out a design that aligned with the client’s vision: an industrious, functional, and classic-sport-style retail space.
Tom then outlined the scope of work and timeline to bring clarity and structure to a project that, up until that point, had been left in limbo. The customer was happy with the plan on paper, and gave the green light to Tom.
A Unique Challenge: Partial Walls in a High-Deck Warehouse
One of the client’s top priorities? Adding 10-foot-tall partial display walls for merchandise throughout the warehouse, despite the 22-foot roof deck overhead. This presented a structural challenge: how to keep the walls secure and stable without relying on full-height structural support or creating complications for the building’s layout.
Tom’s solution?
- Installed 3.5-inch posts, sunk 6 inches into the concrete flooring
- Posts were spaced every 9 feet to support the wall framework
- Topped the walls with steel reinforcement to prevent swaying and give added structural integrity
Once the framing was complete, drywall went up and slat walls were installed (ideal for displaying merchandise.) Above and below the slat walls, Tom added custom laminated whiteboard trim to give a polished and industry-appropriate look, just as the customer had envisioned.
Streamlined Electrical Integration
Tom’s thoughtful approach extended to behind-the-scenes details as well. For ease and efficiency, the electrical wiring was run through the top of the walls, rather than through the center. This design tweak made the electrician’s job significantly easier and reduced the risk of later complications.
The Final Result
Just eight weeks later, the transformation was complete: 29,500 square feet of fully built-out commercial retail space…exactly as the customer had imagined.
From mid-project solution to custom finishes, the result was a seamless and standout renovation. More importantly, the customer was thrilled with the final product, as well as the journey it took to get there.
